Directly next to a beloved historic district that’s also adjacent to downtown Columbus, the Jaegar Street Residential Development studied its context closely before any proposals were made public.
The design ultimately settled on a unique technique of treating each street as if it were a different type of neighborhood. Each neighborhood, however, did contain similar elements that were vital to the projects integration into the community. First, porches were paramount to activating the streets surrounding the project. Second, the penthouse level is offset 30’ from the street, allowing the height of the project to feel reduced at the sidewalk. Third, the building gains relief off of the street towards the center of the project, making it feel less massive. And fourth, the retail edge to the south remained with a small grocery store and restaurant with covered outdoor seating.
The project received approval by three commissions after a series of engagments with the public, much of which wouldn’t have happened without a clear narrative, design and imagery by nbbj.

Jaegar Park went through a thorough series of commissions. The public process was challenging, but rewarding.
The project will bring over 250 new residential units to an area that is both highly desired, and highly restrictive.
