The existing building has a relatively low floor to floor height and has very deep floor plates. The existing structure’s features provided a series of challenges for the design team; first, how to we get natural light to the deep into the floor plates, second, can we provide natural ventilation, third, how do we activate potential office tenants, many of whom may share a floorplate, and fourth, how do we tie it all together to make a cohesive strategy for the competition?
The team solved these issues while maintaining as much of the existing building as possible. The concrete and rebar was in good condition, but the roof and facade of the rear structure required attention. We decided to propose cutting a large axial atrium east-west through the building. This atrium would provide light, air, and a convenient break to the interior space of the building for future multi-tentant floors.
The proposal won the competition, and remains ongoing, although some of the program has changed.

Since the win, the program has been modified to be focused around residential.
Unfortunately, the developer waited too long to update the former building, and some compromised exterior brick led to the demolishing of the existing structure.
